Declaration of Covenants, Conditions, and Restrictions for MTHThis document governs the appearance and construction of residences, outbuildings, landscaping, and common land within The Meadows at Timberhill. It also governs behavior of residents. This document may be supplemented by various Board resolutions and City codes. Landlords are required by Oregon state law to provide a copy of the CC&Rs and related documents to their tenants. A copy of the CC&Rs is given to all homeowners by the title company at closing. Read the MTH CC&Rs (PDF format). Board ResolutionsResolutions are formal documents used to solidify and document votes on a decision made by the Board of Directors. The decisions are normally in reference to financial matters, implementation of policy, or any adoption, authorization, or approval of actions being taken by the Board.
Maintenance ScheduleThe Board makes long-term routine maintenance plans for The Meadows, to make best use of the Association's money while keeping the community in top condition. Reserve StudyA Reserve Study is conducted annually to calculate the future expense of maintenance needs and allocate reserve funds to be set aside to meet these anticipated costs. BudgetThe Board establishes a Budget for each fiscal (calendar) year. The budget directly affects your assessments, because the assessments are the source of funding for the Association's expenses (there's a very small amount of savings account interest that helps, too). Fee ScheduleThe Association charges fees for certain activities, to ensure that owners pay their fair share for things that affect only their properties. We encourage you to view the Fee Scheule effective January 2024. InsuranceThe Association provides hazard insurance to cover catastrophic loss or damage to building structures. This coverage is limited, often referred to as "studs out" meaning that coverage is limited to replacement of the shell building structure. The Associations insurance coverage does NOT include replacement of any of the interior elements such as cabinetry, counters, plumbing or electrical fixtures, flooring or carpeting, painting, etc. Owners are encouraged to purchase their own insurance, often referred to as a "condominium policy", to cover replacement costs of interior elements not covered by the Association's policy. Earthquake coverage: The Association additionally provides separate insurance coverage in the event of an earthquake as an earthquake fault runs directly beneath the development. As is the case with the Association's standard hazard insurance policy, owners are encouraged to purchase their own earthquake coverage to insure against loss of interior damage, which is not covered by the Association's policy, due to an earthquake.
